CAN PASTILLA BAR - MAIN STREET - (120 SQ
METRES)
¡TOTALLY REFURBISHED - EXCELLENT GENUINE OPPORTUNITY!
After many years of fighting against the
general current of how England seemed to be heading, it became
very difficult to try and realise a happy future staying in the
uk, even after years of studying, and especially after becoming
a father. So I decided to look abroad for my hope of
securing a more stable future.
After travelling around several of the
Mediterranean islands and researching on the internet for
a year, it was an obvious choice in the end to settle in
mallorca. The crime rate was/is ni-on nonexistent
compared to the terrors we experience in the uk, giving
peace of mind to bringing up our son. The health
service is second to none, with an excellent reputation,
(good for us all), the education system is fabulas,
younger the better, we met British families that had
emigrated, had there kids in school 10 months who were
speaking, mallorcan, Spanish and Catalan, it was
amazing. Then we realised the surprising ease
of starting a business and the opportunities left open to
business that still existed, along with general costs and
value for money, mallorca was the place to be. Its
people, be they mallorcian or spanish, are lovely
friendly, fun people, the country as a whole has so much
to offer, beautiful beaches, sublime countryside, caked
deep in history and intouch with its honest and
traditional values, and who could turn down waking up to
the Mediterranean sea as there back garden!.
We rented a car for a week and travelled around
the island, spending days and nights in various resorts to
get an idea of what the general trends where in those
areas. It became evident to us that being just
another expat wasn't working for allot of people, as with
everywhere in the world, be it, tourists or local people,
they/we need somewhere different to enjoy our social
lives. It was quickly decided that buying a business
in the hospitality industry in a town predominantly
dominated by one nation, be it magaluf (the British) or
aranal (the Germans), wasn't the kind of business we
wanted to chase. So we started to look at more
traditional towns and villages with scope for attracting
tourism as well as a solid base of local generations that
we could hopefully secure a trade against, all year round
if necessary.
We eventually settled on Can Pastilla, a
beautiful town, only 5 min.s from the airport, but not in
its general flight path, 10 min's from the capital Palma,
and bang in-between the two hotspots on the island,
magaluf (20 min) and aranal (10 min).
Built around two beaches split by a stunning harbour, which
hosts the Olympic qualifiers for single manned sailing boats
once a year. The main beach, which leads for as far as
the eye can see, to Arenal and beyond, is the only grade A
listed beach on the island, and the host to many annual events,
such as the world beach football championships, hosted by Eric
cantona, festivals, surf competitions, music events and many
others.
The small beach, Cala-estansia is a tranquil
stretch with many'a restaurant overlooking its
beauty. Along with all this, its inland backdrop is
the overwhelming site of the mountains to the north, the
mist hovering at their peaks, filled with the colours of
summer and autumn, a truly stunning sight. Can
Pastilla was once the highlight of the island, still
incontact with tourism with its many hotels and rentable
apartments, and promise of a 1 billion euro investment
from the government (which has already started, with
improved transport links, and the largest sealife centre
in the Balearics been built already) to improve
international links and bring tourism back to Palma and
can pastilla over the next 5 years, this really felt let
the right place to invest.
We found a property in one of the 2 main streets that leads
from the main town square down to the beach, one end of which
is predominantly British, the other which we are at, is
predominantly Spanish. To one side of us is a very
popular restaurant and to the other is a coffee bar. and 30
sec's down the road are the beaches.
With the property covering approximately 120
square meters its by far the largest venue in the
area.
It took us 9 months to refurbish the premises, gutting it back
to a bare shell and totally rewiring and replumbing, new tiled
floors throughout, new appliances and assets to forfill the
licence requirements.
We set ourselves up as a tapas bar during the day and a lounge
bar in the evening, opening at 20.00 and going through till the
early hours of the morning. With several sofas,
armchairs, along with stools, the bar itself can hold in excess
of 100 people, the terrace has 4 tables with 4 chairs at each,
and the garden patio has 3 more tables.
The back bar is mirrored with 12 glass shelves, all reflecting
the opposite side of the bar consisting of a new pooltable
(owned, not rented), giving the perception of more depth to the
bar.
Our kitchen is large, complete with industrial
extractor, micooven, plancher, freezer and walk-in fridge,
all (inc. work surfaces) are stainless steel.
Further on from the kitchen is a large storage area
including 2 chest freezers and 2 double sinks.
**Off from the garden is the added advantage of a double
bedroom with an onsuite shower room**
The bar is alarmed with a motion detector high tec alarm, which
if set off, will in turn ring 3 separate phone numbers,
including the police.
Tastefully decorated in a blue and white theme throughout the
property remains neutral in turms of redecorating, and at a
very low monthly rent - and favourable lease, this place is an
absolute bargain!
We have managed the bar with just myself and my
business partner doing the work, including cleaning,
restocking, general upkeep, and the food side of things, at
times just the 1 of us has survived running the business
whilst the other returned to the uk for a while. The
locals are patient and friendly, and being the late night
bar, we generally entertain the other bar/restaurant
owners, who are always more than happy to help and
advise.
After a lot of hard work its a great feeling to look back and
see the bar not only open but busy, and in its 1st year of
business it is so far holding its own. We have not needed
to invest further to secure rent, bills, stock or a wage for
ourselves, we also have rent to pay on another apartment, and
ofcourse I have a young family to support, all of which are
looked after.
The scope for business here is massive, esp. over the next 5
years, with property prices rising in the area and the lack of
any real competition, no matter how we or someone else took
this business forward it is bound to be a success, with a solid
local enthusiasm for an (international) bar of its size and a
slow but steady rise in tourism to the area.
If it wasn't for other business interests and a will to be
closer to my family I would happily stay on in mallorca, and if
or when I do leave this idyllic island, I have no doubt I will
return!
